The Selling Process

What to expect after you accept an offer

Buyer Credibility

Before we accept any offer, we evaluate the buyer’s financing strength:

  • CASH
  • Strongest — no financing risk
  • CONV
  • Conventional financing
  • FHA / VA / CHFA
  • Govt-backed, stricter appraisal

The 30–40 Day Clock

Financed transactions typically run 30–40 days from contract to close. Cash deals can close in as few as 7.

Each milestone below has a contractual deadline — miss it, and the buyer can walk.
