Colorado is a semi-arid state, and how you handle water, outdoors especially, affects both your bills and your yard. A little planning goes a long way.
Know your water provider
Water service differs across the metro area. Cities, districts and private providers set their own rates, watering schedules and drought restrictions. Ask which provider serves the property, what rates look like, and whether there are seasonal limits on lawn watering.
Lawns and alternatives
Traditional bluegrass needs a lot of water in this climate. Many homeowners replace part of their lawn with drought-tolerant plants, native grasses, mulch and hardscape, a style often called xeriscape. Some water providers offer rebates or incentives for converting turf, and many communities encourage water-wise landscaping.
If you live in an HOA, review the rules on landscaping. Colorado law limits how far HOAs can go in restricting water-wise landscaping, but design review requirements still apply.
Sprinkler systems
- Winterize. Have the irrigation system blown out in fall so pipes do not freeze and burst.
- Start up in spring and check for leaks and broken heads.
- Water smart. Water early in the morning, adjust the timer through the seasons, and use rain sensors or smart controllers.
Seasonal tips
- Trees: newly planted trees need deep, regular watering, and even established ones can need winter watering during dry spells.
- Hoses and spigots: disconnect hoses before the first hard freeze.
- Hail and wind: choose sturdy plants and secure garden structures.

- Which provider serves the home, and what are typical annual water costs?
- Are there watering restrictions, and does the property have irrigation rights or a separate irrigation tap?
- What is the age and condition of the sprinkler system?
- Do HOA rules affect landscaping changes?
